How about Ma'anshan Oriental City?

I had never heard of it before, but then I learned about this new community after seeing an advertisement. My colleague was very interested and asked me to go there because I have experience in buying a house and decorating it. After reading it, I was deeply impressed. Personally, I think Dongfang City is really not that good!

1. Transportation is inconvenient: there are no public transportation with high traffic around, and it is too far away from the city center. If you want to buy a house, buy a car first. Going to work without a car is very troublesome;

2. Life Inconvenience: Although the developer has some facade houses in the plan, there are almost no decent large-scale convenience stores around it. Although the developer said that it will introduce a "Hilton Hotel", it is not the kitchen of ordinary people. It is just amplifying the illusion of the future. The scene is just hype. From now on, if you want to buy things, you have to go to the middle section of Jiangdong Avenue, which is equivalent to living in the suburbs;

Third, the distance between the buildings is very small and crowded. Everyone's experience in selling houses in Zhaohui is very clear: they were fooled. The developer's renderings look very spacious, but in fact each building is crowded together: the final interpretation of the renderings rests with the developer! Ordinary people are most easily deceived by renderings! World Trade No. 1, Zhaohui Capital, and Oriental City are all the work of one person: crowded, hypocritical, and of average quality housing and construction.

4. The narrow Cihu River is already a smelly ditch. In the future, it will be polluted and called a "severe smelly ditch". The sales lady said it is a water feature! Flies, mosquitoes, odors, and garbage can form a waterscape!

Five: The community is basically close to the Cihu River Highway. This highway has always been the most dust-polluted road in Ma'anshan. Almost all engineering transport vehicles use this road. There are very few roads on both sides of the road. Almost all the greenery has turned into yellow plaster sculptures.

6. The construction quality and public area of ??Shimao Yipin and Zhaohui Capital are criticized by the common people: because they are described as high-end but made into mid-range, they lose money to those who buy houses and gain to those who develop them. The security door of another colleague's house "collides and fights" when it is opened.

7. There are many high-rise buildings. Facing the scorching sun and the howling north wind, there are no formal indoor and outdoor insulation materials. The real residents will have to pay a lot more in electricity bills in the future ( This is the impression that the first two real estate projects, Shimao Yipin and Zhaohui Capital, gave me). That's probably still the case.

8. Although the sales lady did not tell me how many elevators there were, I carefully looked at the size of the graphic and analyzed a secret: there is only one elevator in each unit! In case it breaks down or is under repair, it is unbearable to only walk to high-rise or small high-rises. Maybe my analysis is wrong.

9. Many house types have unreasonable structures and a lot of wasted indoor area that is not used. Home buyers can study the pictures presented by the sales lady carefully.

10. The price trend for developers is very tight, because the price is too high. For second- and third-rate locations, wait and see when they open for sale, they won’t be within 5,000 per square meter!

To sum up, I personally feel that although the name of the community is very grand, what is actually dedicated to home buyers is a second- or even third-rate residential community. It depends on whether it is good or not. If the developer can improve the ten points I mentioned based on its strength, the comprehensive indicators of the real estate may be improved to a higher level and the purchase price will be better.
