In order to create a beautiful green living environment in the residential area and realize the preservation and appreciation of the garden property in Jia Lin, according to the agreement in Article 25, Paragraph 8, Chapter 5 of the Yilin Jiayuan Residential Property Management Service Contract, the Jia Lin Garden Owners Committee is currently negotiating with the property company to solve the problem of "unreasonable park greening function and layout structure".
According to the resolution of the ninth meeting of the second owners' committee of Lin Yijia Garden held on June 27th, 2007, the owners' committee has recently carried out greening evaluation, commissioned a professional greening team to contract, conducted a general survey of the current situation of park greening, investigated the defects of greening structure, and made preparations for the overall greening and beautification of the park and replanting of flowers and trees. According to the relevant rules, the greening optimization and beautification transformation scheme and its implementation scheme are publicized, and the opinions and suggestions of all owners are publicly solicited.
First, the current defects in the structure and level of park green space
There are 1 1 species, 329 plants and 15 species, 940 plants in Jia Lin, and their overall greening resources and greening coverage rate should be in the forefront in the surrounding areas of the Olympic Games and various communities in Beijing. However, because the current greening structure belongs to the legacy of the developer's early stage, there are still some shortcomings in the collocation of trees and shrubs, landscape level, seasonal tone and greening plant species.
Especially in Area C and Boiler Room Area (Building 24 and townhouse) delivered by the developer at the end of 2006 (the greening of this area has passed the warranty period of the developer's greening maintenance), there are obvious phenomena such as unreasonable tree collocation and sparse trees. At the same time, there are obvious green coverage defects in some areas of Area A and Area B (such as the north side of Building 19 and the north side of Building 8); In addition, in Area A, a large number of private gardens occupy/destroy public green spaces and trees. Many enthusiastic owners have reacted strongly to the above problems, hoping that the owners' committee and the property management company can carry out transformation and improvement as soon as possible.
According to the agreement in the property management service contract on dealing with the remaining problems of greening, and referring to the actual living needs and suggestions of the community owners, the Jia Lin Garden Owners Committee will cooperate with the property company to gradually complete the overall greening and beautification of the community.
Second, the overall greening and beautification plan of the park
The second owners' committee of Jia Lin Garden will complete the overall greening, optimization and beautification of the community step by step and in stages during its three-year term. According to the preliminary suggestions on the overall greening style, the greening transformation will be gradually implemented in three stages:
1. Overall greening style of the park (suggested draft):
(1) Ginkgo biloba and Platanus acerifolia are dominant, with different styles and postures, with evergreen trees as the point lining;
(2) Rational planting of fast-growing and slow-growing trees, natural combination of street trees and landscape trees, rational spatial layout of trees, shrubs and flowers, combination of solitary planting and clumping planting, and intersection of fallen leaves and evergreen trees;
(3) The goal is to improve the natural style characteristics of the landscape, such as the seasonal changes of flowers in spring, tree-lined trees in summer and leaf color in autumn, prolong the flowering time and flower amount, enhance the sense of space, hierarchical combination and coordination of green plants, and avoid the monotonous and disorderly situation after the original spring.
(4) Finally, a green scene with flowers in three seasons, scenery in four seasons, healthy coordination and beautiful garden style will be formed.
2. The first stage: from spring to autumn in 2007.
Main tasks: to solve the regional greening problems that need to be reformed urgently at present, including:

(2) Improve the greening structure leading to the clubhouse from the entrance to the south gate area and Yingbin Avenue, and increase evergreen trees and flowering shrubs in spring.
(3) Complement and improve the greening structure of the 24-storey regional main passage, replant fast-growing tall street trees and landscape trees, and design the collocation of trees and shrubs, with the goal of improving the collocation of landscapes such as flowers in spring, street trees in summer and leaf color changes in autumn.
(4) Improve the greening structure of the boiler room area, replant tall street trees, and provide green coverage for the planned sports and fitness activity area here in the future.
(5) According to the opinions of the owner of 19# building, the greening improvement plan for the north side of 19# building is to add a vertical three-dimensional greening flower stand sketch at each door to block the horizontally arranged parking spaces and increase the vertical greening landscape. It will be implemented gradually after further consultation with the owners of 19# building.
(6) According to the owner's opinion of 8# building, the greening improvement scheme on the north side of 8# building adopts the forms of replanting trees or erecting flower stands in the door area for three-dimensional greening. After further soliciting the opinions of the 8# building owners and determining the regional greening promotion plan, the greening transformation will be gradually implemented.
(7) Replanting seedlings with local greening defects in Area A and Area B. ..
3. The second stage: the spring and autumn of 2008.
Main tasks:
(1) Thoroughly clean up the occupied public green space and plants, and focus on the greening optimization and transformation of Area A and Area B. ..
(2) Gradually form the overall greening characteristics of the community with flowers in three seasons and scenery in four seasons, and create a life garden scene with different landscapes such as spring flowers, shade in summer, changeable leaf color in autumn and white clothes in winter.
(3) Restore and build more characteristic greenways in residential areas, such as Taohua District, Meihua District, Lilac District, Yulan District, Cherry Blossom District, Purple Plum District, Begonia District, Cherry Blossom District, Osmanthus fragrans District and Ginkgo Square. And plant shrubs and herbs of various colors, such as winter jasmine, forsythia, rose, peony, peony and chrysanthemum.
(4) Decorate and design garden sketches appropriately, absorb the essence of China traditional garden landscaping style, and take into account the needs of a large number of European simple architectural styles in this park.
(5) Construction of welcome landscape flower beds inside the South Gate and East Gate.
(6) To actively welcome the Olympic Games, decorate the Olympic pattern with flowers and interpret the Olympic color with green plants. Jia Lin Garden will be dressed as the most beautiful green boutique community near the Olympic Village, and the natural, healthy and harmonious humanistic image of Jia Lin Garden will be fully displayed to the world.
4. The third stage: from spring to autumn in 2009.
Main tasks:
(1) Continue to optimize the planting structure and the collocation of trees and shrubs in the community, and improve the greening level and landscape.
(2) Expand the vertical greening degree and improve the space greening.
(3) Select appropriate local areas, create miniature waterscape and decorate aquatic lotus, lotus, koi fish and weeping willow.
(4) Continue to improve the flower planting structure and improve the level of flowers and flower border landscape in the whole region.
(5) Set up the Four Seasons Flower House for the owner to enjoy, and display the characteristic bonsai and indoor fine flowers of the four seasons.
(6) Build Yilin Jiayuan Community into an advanced unit for greening and beautifying the capital.
Three. Working procedures for implementing the overall greening and beautification plan of the park
The overall greening and beautification scheme of this residential area is an overall guiding scheme. According to the property management service contract of Yilin Jiayuan Community, the specific work is supervised by Jia Lin Garden Owners Committee, and the property company is responsible for the implementation. To this end, the Jia Lin Garden Owners Committee has entrusted the property company to make the following preparations:
1. Investigate and count the species, quantity and growth of existing green trees in the community.
2. Collect some greening renovation plans of greening design companies.
3. Discuss the greening renovation scheme with relevant owners in some areas.
4. The owners' committee and the property management company go to the botanical garden and other garden places for on-site investigation.
5. Entrust the property management company to widely understand the market prices of various seedling bases and nurseries.
6. According to the preliminary seedling demand, entrust the property company to conduct business negotiation and inquiry with the seedling base and nursery, and summarize the prices and operating conditions of various manufacturers.
7. Publicize the prices, operating conditions and information of manufacturers preliminarily determined by the owners' committee on the bulletin board of the community according to law, and listen to the opinions and suggestions of all owners. The publicity period is one week.
8. After the scheme and price are publicized, the owners' committee will formally entrust the property company to formally implement the greening optimization and beautification work on the basis of fully listening to and referring to the opinions of the owners.
9. Because the external professional greening design company needs to pay hundreds of thousands of design fees and expensive nursery fees, which is beyond the affordability of this community, the owners' committee suggests that the professional greening design company should not be hired for this greening transformation, and the technicians of nursery base/nursery factory should be directly responsible for the specific site optimization design, implementation and maintenance.

In addition, the specific greening implementation plan and the budget and final accounts for 2008 and 2009 will be designed, publicized and implemented separately.
12. According to Article 24, Paragraph 8, Chapter 4 of the Property Management Service Contract of Yilin Jiayuan Community, the relevant expenses of this greening optimization and beautification project shall be paid from the public income of the community.
