The difference between commercial service land and commercial and residential land

Legal analysis: The main difference between commercial service land and commercial and residential land is that commercial land is a part of commercial service land. Commercial and residential land refers to land divided into residential land, industrial land, education, science and technology, culture, health, sports land, commerce, tourism, entertainment land, comprehensive land or other land due to different planned land uses. Scope of commercial service land:

1. Commercial land: land for shops, shopping malls, various wholesale and retail markets and their corresponding ancillary facilities.

2. Land for financial insurance: land for banks, insurance, securities, trusts, futures, credit cooperatives, etc.

3. Land for catering and hotel industry: hotels, restaurants, bars, hotels, hotels, guest houses, resorts and other land. And their corresponding ancillary facilities.

4. Other commercial service land: land for office buildings, commercial office buildings and independent office buildings outside the enterprise factory; Land for travel agencies, sports and leisure facilities, nightclubs, dance halls, clubs, golf courses, gas stations, car washes, dyeing shops, waste materials recycling stations, maintenance outlets, photography, haircuts, bathing and other service facilities.

Legal basis: Article 12 of the Provisional Regulations of the People's Republic of China on Assignment and Transfer of Urban State-owned Land Use Rights is determined according to the following purposes:

(a) residential land for seventy years;

(two) fifty years of industrial land;

(three) fifty years of land for education, science and technology, culture, health and sports;

(four) forty years of commercial, tourism and entertainment land;

(five) comprehensive or other land for fifty years.
