How to deal with breach of contract when tenants check out early

The tenant's early check-out process is as follows:

The obligations of the lessee to the landlord:

3. The lessee shall use the lease item in the agreed way. If the leased property is not damaged in accordance with the agreement, it shall be liable for compensation, unless there is an agreement;

When the lease expires, the lessee shall return the goods.
