In order to strengthen the management and supervision of house decoration in each community, effectively stop illegal decoration activities, ensure the structural safety and uniform appearance of the house, maintain the clean and beautiful environment of the community, coordinate and maintain the normal living order of the residents, and make the residents Have a safe, clean, beautiful and comfortable living environment. When owners/residents carry out interior decoration, they must ensure the quality and structural safety of the construction project and comply with relevant regulations and standards on property management, fire protection, water supply, power supply, gas, environmental protection, etc., and must comply with our company's regulations on issues related to house decoration:
(1) Decoration construction management regulations
1. Decoration construction period: three months
2. Decoration construction time:
May 1 to September 30 of the current year: 7:00-11:30 am; 14:00-18:00 pm; October 1 of the current year to April 30 of the following year: 7:30-11:30 am ; 13:00-18:00 pm. Noisy decoration work is prohibited during noon.
3. The decoration construction unit (or decoration personnel) can only enter the site for decoration after receiving the decoration construction permit and access pass. The property management company will conduct safety supervision on the renovated houses.
4. Decoration construction must strictly comply with the usage requirements of the "Commercial Housing Instructions" provided by the developer. All construction must be carried out in accordance with the plan approved by the property management company and cannot be changed at will. If there are any changes, they must be reported to the property management company for approval in advance, and construction can only proceed with the consent of the property management company.
5. All decoration construction involving public electrical, fire protection, water supply and drainage must be carried out by the construction unit designated by the property company.
6. The installation of all electrical appliances should comply with the relevant regulations of the Municipal Power Supply Bureau. All wires must be protected in PVC pipes, and wires must not be directly embedded in any part of the property.
7. The electricity used for decoration construction shall not exceed the meter capacity of the residential unit being decorated. It is strictly prohibited to connect or pull power cords without authorization. Exceeding the capacity of electricity needs to be negotiated with the property company, and under the supervision of the manager, a manager will connect the temporary power cord at the designated location. Otherwise, the owner/resident will be responsible for all consequences.
8. The installation, maintenance, removal and modification of gas supply facilities and gas appliances (must comply with national standards) must be carried out by professionals with professional qualification certificates. Users are not allowed to install or dismantle by themselves. , modification. Natural gas pipelines shall comply with the relevant regulations and requirements of the natural gas company and shall not be altered, buried or sealed.
9. In order to keep the appearance of the community clean, coordinated and unified, the color of windows, balconies and exterior walls must not be changed arbitrarily, and the functions of balconies must not be changed; beams, columns, upper and lower boards, balconies, terraces, passages, Make any changes to load-bearing walls and other structures.
10. No advertising signs may be displayed or hung in the community or on the exterior walls of buildings without the approval of the property management company.
11. During the construction process, attention should be paid to placing garbage in designated places every day. Stairways, rooftops, roads and other public places shall not be used as places for processing or stacking materials and garbage. The garbage generated during decoration shall be disposed of by the decoration unit in a timely manner. Do not damage public facilities and equipment, and keep public floors and walls in good condition and clean.
12. Property public facilities
Owners/residents and decoration companies must keep all equipment in the community closed so that it cannot be inspected or repaired. All movable maintenance openings (such as sewage pipe inspection openings, etc.), ditch covers, water supply and drainage manhole covers, strong and weak current manhole covers, doors, blinds, etc. must not be packaged or closed or placed with any items that would affect normal opening.
13. Drainage system
Renovation companies are not allowed to add or connect water pipes, valves, equipment, etc. in public facilities in residential buildings. Owners/residents and decoration companies are not allowed to dump sewage in public areas or other drainage facilities, and must compensate for the damage caused by this behavior.
14. Hot and cold water pipes must not be buried secretly on the floor. If they need to be buried secretly for special reasons, a pressure test must be done before they are buried.
15. Do not damage or move the third meter and the remote metering signal collection (if any) clues of the third meter.
16. After the decoration project is completed, notify the property management company in writing for acceptance. If the inspection fails, it must be rectified in time according to the rectification requirements. After the rectification is completed, the property management company will re-accept the property.
17. After the decoration acceptance is passed, the decoration deposit of the owner will be refunded after 30 days, and the decoration construction unit's deposit will be refunded after 60 days.
(2) Precautions for decoration
1. The owner/resident should ensure that the decoration construction unit cannot cause any damage to the public equipment and facilities in the community or floor. If there is any damage, , regardless of accident or not, the property management company will arrange repairs, and the cost of repairs will be paid by the owner/resident in cash.
2. Before and during construction, the owner/resident must post the decoration permit issued by the property company for inspection by the property company management personnel.
3. The owner/resident shall be responsible for the safety of the house during the construction period.
4. In order to ensure fire safety, the construction unit must place at least one fire extinguisher at the construction site before and during the renovation work. If volatile paint or flammable liquid is used, an exhaust fan must be provided to discharge indoor gas to the outside to avoid causing fire. Open flames are not allowed to be used during the renovation period. If it is really necessary, you must go to the property management company to apply for an open flame operation permit.
5. When transporting decoration materials, tools, etc., you must strictly follow the route signs designated by the property company. If the floors and walls passing through the corridor are damaged or contaminated, they must be repaired and cleaned, and the corresponding losses must be compensated. .
6. During the construction process, all materials, tools and waste must be confined to the room at all times and must not block the corridor or any public area.
7. The decoration must be carried out according to the time specified by the property company. Decoration must not disturb other owners/residents, such as causing noise, vibration, unpleasant smell, etc.
8. It is strictly prohibited to throw construction waste out of windows or balconies; it is strictly prohibited to pour waste into sewers or discharge domestic sewage through rainwater pipes.
9. The owner/resident must be responsible for and restrain the behavior of the construction personnel hired, and shall bear joint and several liability.
10. Construction workers must be neatly dressed and are not allowed to walk bare-chested, barefoot or wearing slippers in public places, are not allowed to stay in non-working areas, are not allowed to spit, smoke or make loud noises. No fighting, gambling or drinking.
11. After the renovation is completed, the owner/resident must notify the property management company for inspection and acceptance.
12. All construction must be completed in strict accordance with the approved drawings and plans. If during the acceptance inspection it is found that the decoration has not been constructed according to the approved drawings or fails to meet the requirements of this regulation, the owner/occupant shall be responsible for making changes.
13. Any decoration plan approved by the property management company does not represent recognition of the technical parameters of the plan. At the same time, the property management company does not guarantee the specifications, performance and effects of the equipment and materials selected for the plan. The owner/resident is responsible for any consequences caused by any problems caused by equipment, materials and construction quality.
14. After the owner/resident’s decoration project is inspected and accepted by the property management company and meets the approval plan, the property management company will return the owner/resident’s decoration deposit in accordance with regulations.
(3) Treatment of illegal decoration
The property management company will deal with those who violate the regulations as follows depending on the circumstances:
1. Order to restore to the original state;
