Elevator maintenance procedures and operating specifications
1. Safety preparations before maintenance
After the elevator maintenance personnel arrive at the scene, they first report to the property management personnel Register and check in. And ask the elevator management personnel of the property unit to understand the normal operation of the elevator so that they can be inspected during maintenance. Obtain the machine room key from the property management and start performing maintenance inspections one by one
II. Maintenance work content
A) Machine room maintenance work:
1: In the elevator Place a "Disabled for Maintenance" sign at the entrance of the base station; take the elevator to the highest floor and reach the computer room.
2: Check whether there are any abnormal noises in the traction motor and reduction box. If so, add lubricating oil to the bearings of the traction motor and worm gear lubricating oil to the reduction box. Check whether the traction motor, reduction gearbox and I-beam anchor bolts are loose. If so, tighten them.
3: Check that lubricating oil should be added to the rotating pin of the speed limiter. There should be no abnormal wear on the speed limiter wheel and tensioner wheel groove. If the wear is serious, it should be replaced and necessary adjustments should be made; speed limiter There should be no dirt or foreign matter at the clamping jaws of the device, and the anchor bolts should be tightened.
4: Clean the internal components of the control cabinet, check whether the contactors and relays operate normally, whether there are any abnormal sounds, whether the contacts are sparking, welding, or carbon deposits. If any, they should be repaired. If the refurbishment fails to meet the requirements, generally replace the contactor and relay with the same model and specification; check whether the fuse is loose or hot, and if so, deal with it and tighten it; check whether the instruments and signal lights are normal, and replace them if they are damaged.
5: Check the wear of the brake pad. If the wear thickness exceeds 1/2 of the thickness when it was newly installed, it should be replaced. Check the gate clearance. The national standard stipulates 0.3-0.7mm (mm). Check whether the gate action is abnormal. Check whether there are any powder-filled objects in the lower part of the gate. If so, the gate needs to be adjusted. For traction machines with reduction gearboxes, check the brake pad wear. If the wear thickness exceeds 1/2 of the thickness when newly installed, replace it.
6: If you have a rope clamp, you need to observe whether there are any debris at the rope clamp jaws and the rope groove.
7: Check the wear condition of the wire rope, whether there are broken wires and strands and excessive oil stains on the wire rope. Whether it needs to be cleaned and whether the wire rope is slipping. If necessary, inform the user unit to stop the elevator for maintenance.
8: Check the status of the rope head rod, check the secondary protection device of the rope head rod, check the position of the rope head rod bolts, check the tightness of the wire rope, and whether it needs to be adjusted.
9: Clean and hygienic treatment of machine room equipment
B) Maintenance of hoistway and hall door:
1: Turn on the hoistway lighting switch, close the machine room door, and ride The elevator runs to the top floor, selects the internal selection button on the floor below the top floor, the staff gets out of the elevator, and after the elevator runs to the top floor and stops on the floor below, use the triangular hall door key to open the hall door, and turn on the elevator car roof inspection switch. Open it, confirm that no one is riding in the car, and then close the elevator car door and hall door.
2: Clean the car top, check the looseness of the plug-in in the car top inspection box, check the car top lighting, and check the shaking of the car.
3: Press the up and down buttons for maintenance operation, and clean the dust at the head of each hall door and the dust between the hall door sills in sequence.
4: Check the gaps between the middle seams and edges of each hall door in turn. Check the seam gap, the fixation and missing of each slider, check the breakage and oxidation state of the door wire rope, whether the door opening and closing action is flexible and reliable, the forced closing state, and check the engagement gap of the door lock contacts. It is required that the door knife is 5-8mm away from the hall door sill. The door knife cannot touch the door roller. The gap between the door knife and the door roller is 3mm on the left and right sides. The hall door cannot be opened by hand from the outside. Check the action status of the unlocking device outside the hall. Check the fixation status of the foot guard and whether it rubs against the door blade. Remove dust and oil from the guide rails of each hall door.
5: Check the amount of oil in the oil box of the car and counterweight guide shoe (normally it should be 2/3 of the oil tank). If there is any oil shortage, add it in time; check whether the rubber of the roller guide shoe is cracked or swollen. If it cracks or swells, it should be replaced.
6: Clear the counterweight frame, counterweight block, and check the status of the counterweight and pressure device.
Check the fixed status of the compensation chain and the fixed status of the secondary protection on the counterweight side of the compensation chain.
7: Guide rail failure: unstable operation, shaking, vibration and other phenomena. The track size should be adjusted, use a track ruler to adjust, and use a track file to smooth the interface;
8: Guide shoe failure: unstable operation, grinding sound, vibration, etc., guide shoe blades are seriously worn, The position of the guide shoe seat is not equal. The guide shoe should be replaced and the position of the guide shoe seat should be adjusted;
9: Safety gear failure: there is a grinding sound during operation. In severe cases, the safety gear will brake or unilaterally brake. The safety gear gap and safety linkage mechanism should be adjusted and lubricated to ensure the flexibility of each moving part.
10: After checking all the hall doors except the bottom floor, run the elevator to the floor above the bottom floor for inspection, stop at the middle position of the hall door height, take a picture of the emergency stop button, and check the car door and door. machine system.
C) Maintenance of the pit part:
1: Maintenance personnel wait for the elevator at the entrance of the lowest hall, set up obstacles to prevent people from approaching, and call the elevator after the elevator opens. On the highest floor, after the elevator stops at the highest level, open the hall door and perform some maintenance on the pit.
2: After opening the hall door, take a photo of the pit emergency stop button, turn on the pit lighting, and observe whether there is water in the pit. If there is water, Party A must be notified to the unit for on-site confirmation, and the user is required to notify the unit in the near future. Carry out water treatment or waterproofing treatment.
3: Check the status of the pit ladder and whether the tensioning device operates normally. Otherwise, mechanical adjustment should be made; check whether the limit switch is in the positive position. If it is not in the normal position, it should be turned back. The distance between the bottom plane of the tensioning wheel and the pit floor should be 500-50MM. If it exceeds the specified distance, the rope should be cut off.
4: Conduct an over-travel test on the terminal limit switch. The over-travel distance is 50-70MM away from the sill of the upper and lower station hall doors. Conduct an over-travel test on the terminal limit switch. The over-travel distance is 150~200MM away from the sill of the upper and lower terminal halls.
5: Check the gap between the compensation chain and the ground. The distance between the compensation chain and the ground is more than 300MM.
6: Check the buffer distance of the counterweight. The buffer distance of the hydraulic buffer is 250-400, and the buffer distance of the polyurethane or spring buffer is 150-350. If it does not meet the requirements, the buffer block at the bottom of the counterweight should be removed. , if not, Party A needs to be notified to stop the elevator and cut the wire rope.
7: Check the wear of the tensioner wire rope, check the lighting of the pit, and clean up debris in the pit.
8: Compensation chain failure: There is a sound of chain knocking during operation, which is caused by the growth or shortening of the compensation chain. The length of the compensation chain should be adjusted; safety gear wire rope tensioner failure: there is a grinding sound of the wire rope or abnormal sound during operation. The safety gear wire rope should be adjusted and the bearings should be replaced; buffer failure: the buffer is rusty, inactive, and the hydraulic oil is insufficient. Rust should be removed and hydraulic oil replenished.
3. End of maintenance work
1. After checking the pit, turn off the pit lighting, restore the pit emergency stop switch, close the hall door, and confirm whether the elevator returns to normal.
2. Take the elevator to the machine room, observe whether there are any abnormalities while riding, check the five-way communication system, go to the machine room to turn off the car lighting, confirm the emergency lighting, and then turn on the car lighting after confirmation. Turn off the shaft lighting, close the machine room door, and lock it.
3. Fill in the "Elevator Monthly Maintenance and Repair Record Form" and ask Party A's elevator administrator to confirm and sign. If there are any problems, go to the record sheet to indicate the situation and express the key points. "Elevator Monthly Maintenance and Repair Record Form" 》Make two copies. After giving them to Party A for signature, give one copy to Party A and bring the other copy back to the company for archiving.
