At that time, I suggested that the sublease fee of 50% was too high. The agent replied that it was only written in the contract. Actually, we only charged 30%. At that time, because I was in a hurry to move in, it was the first time to rent a house, so I trusted the intermediary very much and signed it in a fog. Later, when subletting, people just told you that we would follow the contract, so we actually deducted 50% of the liquidated damages.

Two, partition room ≠ group rent, one is illegal, one is not illegal.

As long as it is not the whole rent, I think you are all exposed to excessive housing, even group renting. What does the so-called partition room mean? It is to change the original building structure of the house and divide the living room, dining room or other large space into one room. In this case, most of them are in the hands of the second landlord or some intermediaries who earn the difference. In order to maximize the benefits, they will transform the houses they receive and then rent them out.

This kind of transformation, although it also saves the cost of tenants to a certain extent, has certain illegal risks. I am currently in Shanghai, and the housing reform in Shanghai clearly stipulates that "N+ 1" is feasible. What does this mean? In other words, if the house was originally two rooms and one living room, it is no problem to transform it into three rooms through later transformation, but if it is four rooms, it will not work, and it may become a group rent. This piece, because the local regulations may be different, will not be listed in detail, but if there is a real rental demand, it is understandable. For example, a room below 10 square meter can't accommodate two people, so I have been complained about this.

Third, don't give money to intermediaries easily, even friends.

Before bargaining, the boy said to give him the deposit first, and if he talked about his psychological price, he would make the deposit immediately. At that time, I thought it was no problem, so I transferred him a deposit of 2000 yuan. Later, because the price was not negotiated, the deposit was useless. At that time, I thought I would continue to look at the house in the future, so I was not in a hurry. Then, I never came back.

Fourth, there are few houses in the hands of community security guards. Even if there is, why should I tell you?

This is silly to say. I read a lot of experience stickers when I was looking for a house. One of them said that I could go directly to the community security guard and ask if there was a house for rent. Generally, community security guards will have a house in their hands. At that time, I thought what I said was very reasonable, so I got up the courage to ask the security guards in several communities. The results were all negative.

Later, I thought about it. In the past two years, the competition in the rental market has been so fierce. In big cities, there will be a house next to almost every community, and there will be someone looking for a house side by side. The intermediary market is not enough. Where will there be extra copies left for the community security? So, don't do this stupid thing of asking the security guard at the gate of the community. It's actually quite embarrassing. Of course, it is not impossible for some students to have a try. Maybe you'll be lucky.

Fifth, looking at the house is not just looking at the house, but also looking at the community security and community residents.

Perhaps many of us have a misunderstanding, that is, the intermediary lets you look at the house, that is, look at the house, whether the lighting is good, whether the decoration likes it or not, whether the area is large or not, and so on. In fact, there are many things to see when looking at the house.

One more thing, it depends on whether the resident population of the community is mostly local or foreigners. Generally, if there are more locals, the security of the community will be higher, while if there are more foreigners, that is, floating population, there will be more similar theft, so you can also consider this when renting a house. If you are in Shanghai, you can generally judge by the number of people who speak Shanghainese in this community, so this article should also be applicable in other cities.
