1. Commercial high-rise buildings have a high vacancy rate and great pressure on cost recovery and operation.

2. It is difficult to maintain. After a long time, high-rise buildings will face many problems such as aging of equipment and pipelines, and the maintenance difficulty and cost are relatively high.

3. There are hidden dangers in fire safety. For most cities, the current fire ladder can reach about 50 meters at most, which is almost the height of 15 and 16 floors, so it is difficult to rescue and escape.

4. Demolition is difficult. A high-rise building with more than 30 floors needs to be rebuilt to more than 50 floors to make a profit. It's getting harder and harder for developers to tear it down.

For these problems of high-rise buildings, the insiders also gave their own views. Frankly speaking, high-rise residential buildings may become "slums" in the future. Dozens of floors of residential buildings will face a series of problems after many years, such as aging glass, elevator failure, outdated facilities, difficult maintenance and high renovation cost. And falling objects such as wall skin and other debris have also begun to increase, so they will depreciate sharply in the future and may even become "slums".

In fact, the state has long been aware of these problems and has introduced two new regulations. One is that this year, the Ministry of Housing and Urban-Rural Development and the National Development and Reform Commission jointly issued the Notice on Further Strengthening the Management of Urban and Architectural Styles, which clearly requires:

1, strictly limit the blind planning and construction of super-high-rise skyscrapers in various places, and generally do not build new buildings over 500 meters;

2. Strictly restrict the construction of new buildings over 250 meters;

3, the surrounding new 100 meters above the building should be fully demonstrated, centralized layout, strict implementation of high-rise building engineering seismic fortification examination and approval system, and adapt to the city scale, spatial scale, fire rescue capacity;

4. Small and medium-sized cities should strictly control the construction of super high-rise buildings, and the county residence should be mainly multi-storey.

According to the new regulations, this time, the state began to take new high-rise buildings seriously. Starting from this year, the phenomenon of building new high-rise buildings will disappear completely. First, skyscrapers over 500 meters will basically disappear, and the planned ones will not be ruled out. Secondly, high-rise buildings between 250 meters and 500 meters have also begun to be strictly restricted, and the sharp decline in the number is an inevitable trend. High-rise residential buildings were also affected. According to the calculation of 3 meters high, high-rise residential buildings and super-high-rise residential buildings with more than 33 floors can not match the city scale, earthquake resistance and fire fighting ability, and may not be approved. Finally, the county should be multi-storey, which greatly avoids the trend of blind expansion and construction of small counties.
