How to avoid being cheated when renting a house for the first time

First of all, you should decide whether you want to share or rent, because this also directly determines your rental budget. Considering a series of problems that need to be considered in sharing a rent with strangers, and I personally prefer to be alone and don't want to be disturbed by reading and writing, so I decided to rent the whole rent from the beginning. Everyone's living habits are different. There must be some friends who are extroverted and like to be lively. Therefore, the specific decision whether to rent the whole house or share the house depends on your personal situation, funds, personality and other reasons.

Then look for a house. This is also my anxiety, because it is the first time to rent a house and I have no experience. At first, I downloaded a lot of house search apps, and I was dazzled by the massive rental information. Looking at the exposed pictures, I did collect a lot of pictures to see the house one by one, but when I really went offline to see the house, I found:

First, many of them are cheating, and the objects are seriously inconsistent.

Second, the price is not the price on the app. The price on many apps is the preferential price of 1 month, and then it is not the price.

Third, many houses hanging on the Internet have actually been rented out, but in order to invite people to go out to see the house, the intermediary deliberately does not take it off the shelf, and then invites you to go out to see other houses.

The fourth is to let you register with the intermediary and then take you to see the house. In fact, it is to cheat you to pay the information fee, and the housing information is basically false.

I was really tired after seeing the house all day, so I chatted with my friends. Because I was in a hurry to rent a house, they decided to accompany me to see the house offline the next day. I really want to thank my friends here. They eased my anxiety and made me feel confident suddenly.

Look at the house offline. Because they have experience in renting a house, they will directly cut into the key points and find a large intermediary company to look at the house directly. Xiao Bai, like me, fortunately, didn't take many detours. We first determined the general location of renting a house, and I can accept any place that can be reached by bus/subway within 3 stops from the work place. Then we found an offline intermediary company and directly inquired about the qualified houses nearby in their system. In the end, the whole set of rent was a single room. The landlord was far away from here and didn't want to come to see the house, unless you had to rent a house after seeing it, so she asked us to make sure as far as possible through the photos of the house on the computer. Because the price was reasonable and we needed to rent a house urgently, I hesitated and decided to invite the landlord to see the house together. Here, I also want to remind you that this choice is risky and may not necessarily lead to treasure. If there is a big gap between the house and the picture, then you have no regret medicine, and everyone is still cautious.

Sign the contract. If you have decided to lease, you should pay attention to the following before signing the contract:

First, whether the facilities and equipment of the house are broken, if so, remember to take photos and leave evidence, and communicate with the landlord how to repair them;

The second is to check whether hot water and cold water can be used normally;

Third, whether the last tenant paid the water, electricity and property management fees, it is best to have a record of the water and electricity meter, which can be checked when it is paid for the first time.

If there is no problem above, the next step is to formally sign the contract. Nowadays, most of the rentals are online. Both parties can sign a contract by communicating related matters, such as how much rent, how long the lease term, renewal of the lease, etc. Note, however, that the contract must be carefully read several times, any questions must be raised, and the need for communication between the two parties must be written in the contract notes. These are also afraid that the subsequent landlords will not recognize the accounts, in order to safeguard our rights and interests.

About checking in. If it is not a new house, it is inevitable to clean the room before moving in for the first time. There are two options here. One is personal cleaning, plus a little hard work. The second is to find a cleaning company to clean it more thoroughly. In fact, both methods are possible, but I personally chose the second one because I want to save more time and effort. The house I rent is not big, with a single room of about 40 square meters. You can search online for such cleaning bags, but there are quite a few. I bought a 2-hour cleaning package online, less than 100. Of course, the bigger the house, the longer the cleaning time and the higher the price, which can also be chosen according to the situation and personal acceptance.

Rent a house for the first time. I feel very lucky. Although I took a detour on the first day, thanks to the help of friends and kind landlords, I signed the contract for one year and exempted the rent for one month, and reduced the rent by 100 every month from the second year. For first-time renters, if they really have no ideas, they should communicate with friends around them, especially girls, and try to find friends to accompany them to see the house.
